And I've toured so many BB/Arrowhead homes, scoured AirBnb properties online to see their calendar's occupancy (and it looks like most primarily rent on weekends, while my PS property rents every day of the week).

When you tour the home do you take a contractor with you who gives you a quote?

I have no connection to the area, and so I've been using RedFin to help with virtually touring these homes.

I also recommend taking a self-guided tour through the areas you are interested in investing in to ensure it's a good fit for you, especially if you plan to live in it for a few years.

The exception has been Steve Glassgow, and even with his properties, stuff gets bid up beyond what I want to pay if he does a group tour.

Hey Mike,I used to rotate my scripts through the week so I wasn't saying the same things over and over again.When you go into that repetition mode I found that I started to sound more like a tour guide instead of a person.

You would be in an ideal situation to house hack with long and lucrative tours, and would almost certainly qualify for the most flexible standards as far as primary, relocation, etc. 

I’m on my way to buying my first rental property - I will be doing a house hack with the FHA loan and am going to tour the property I’m looking to purchase soon.
