Pushing this idea a bit further:Her unit encompasses all of the utilities (sewer access, heating, hot water tank, electrical panel) so if they break down, she's responsible?

Would need commercial vinyl throughout, 1/4 drywall  in some areas where there is ugly wood paneling, a landscape fresh up and new paint.

Maybe its because I just pulled off the crappy paneling surrounding the kitchen and since its an older house the floor has settled causing it to be uneven.  

All new paint, flooring, plumbing, countertops, electric panels and some appliances (approx $3k/unit). 

Now I just have to ask the seller to fix all the electric, I have a combo KT and Romex panel electric system that the insurance company has to inspect before they grant insurance ($83 mo).

But for bigger work, such as changing out the electric panel, HVAC, sewage pipe etc,  I suggest you hire the licensed, bonded and insured.

Watch out for Federal Pacific panel boxes.

7ft Blackberry bushes, leaking roof, carpet had feces on it, wood paneling that was covering a textured wall positive for asbestos, and many many other things that made this house a *hole.

@Ryan York I am curious what your plan of action is now that you have received some input from this panel of experts.

Do you have room for additional circuits in the electric panel?
