The Commission shall have full power to refuse a license for cause or to revoke or suspend a license where it has been obtained by false or fraudulent representation, or where the licensee in performing or attempting to perform any of the acts mentioned herein, is deemed to be guilty of:(a) Making any substantial misrepresentation in connection with a real estate transaction; (b) Making false promises of a character likely to influence, persuade or induce; (c) Pursuing a continued and flagrant course of misrepresentation or making false promises through agents or salespersons or any medium of advertising or otherwise;(d) Any misleading or untruthful advertising; (e) Acting for more than one (1) party in a transaction or receiving compensation from more than one (1) party in a transaction, or both, without the knowledge of all parties for whom he acts;(f) Failing, within a reasonable time, to account for or to remit any monies coming into his possession which belongs to others or commingling of monies belonging to others with his own funds.

The factors that have the largest influence, in my experience are price, quantity and quality of reviews, cover photo, listing photos, title, and listing text.

The Fed will ignore oil prices and other core CPI items that are influenced by oil prices in it's inflation forecast and act accordingly.Wage growth, and other prices, still grow, and the Fed is being very clear that they will raise rates until labor costs get in line with their core inflation targets. 

Be a positive influence...a giver, not a taker.

That might influence my decision.Gut feeling is keep it on low fixed debt unless you have a great property lined up.

What usually happens is everyone considers it a "shared" fence because it's so close to the line that the neighbor just incorporates everything on his/her side into their sphere of influence - grass cutting, etc. 

Social media influencers selling courses, HGTV making it seem like a flip is a simple way to make $100k in 3 months with no risk.  

My experiences is that while the national economy, interest rates, and policy are incredibly relevant to what I do, I also have zero influence over them.

I agree with the others on here that this has all of the elements of undue influence.
