And of course if you call him on it and invoke the implied warranty in 2.5 years, he'll obviously invoke the claim that "[people] were obviously doing [thing] because [reasons], and that's what broke the fence, so that's not on me [recite in his head the reasons you are trash to justify this to himself so he can sleep at night]."

who advised that their credit was pulled earlier this month (on the 2nd), implying that I won't to worry about pulling credit.I didn't get into this "credit pulled already" issue cause I had to say they will not qualify based on credit alone (she told me the score is 500).But anyway, my gut feeling is - they apply a lot and get rejected a lot and are trying to save on application fee.

The possibility of a leak, however, gets into installer qualifications and methods which I think as investors we do have degree of control over.My opinion on the permit question is to use business considerations to gauge risk of going whatever direction one goes, and to do your best to make sure you have a qualified installer.My post was made following the post by the OP @Bienes Raices where it was stated the hot water heater in question was electric, implying that it was not vulnerable to explosion of the sort that a gas leak would produce.

I am not an attorney, however, I believe all states have implied rules that any contract is assignable unless noted otherwise and if it is, it is not illegal, just not allowed per the contract by the seller.If you are mixing up wholesaling with "assigning" than that is one thing, but "assigning" a contract can not be made to be illegal as far as I know.
