The PM company we have has been and continues to make noise about how much time it takes to manage the property. 

Get organized as best as you can in the beginning, make sure to grind and continue improving these as you learn.  

Unfortunately, it's right next to NE Lombard, so everyone will suspect a lot of road noise, and it doesn't have historical charm like some other rentals. 

I'm sure others with more experience will chime in but one thing to keep in mind: if it's a major hospital then you could potentially have quite a bit of noise at all hours of the night.

Like others have mentioned keep grinding and talking to banks, community/smaller ones, and credit unions.

There will probably always be tension surrounding the shared elements of the house such as bathroom, kitchen, and common room, and most issues will involve cleanliness and noise.  

We are concerned with them being two young guys that they will turn our house into a party/animal house creating a lot of noise and damaging our property.

Breaks up the noise a bit yea.

Thanks for the reply @Steve G.I appreciate your offer for further guidance in regards to wholesaling.That's the way that I think about it to; you get what you pay for. 5K seems relatively inexpensive if I can make 3X that or more (conservatively) if I follow the advice and hit the grind.
