@Chris Angels Check what the local/nearby laundromats are charging and then lower yours by 25 -50 cents.View this more as marketing and a benefit to the tenants residing in your unit.You'll do far better off financially with better quality tenants and scheduled rent increases then by a few extra dollars from the coin op.

I don't have a list off-hand and while it may be helpful, I'd always seek someone that is a unique fit for your business, messaging and approach to daily ops (how to interact with tenants, billing and the like).

My understanding from the OPs original post is that there is no linkage between the lease and the option agreement - which is one of the things the new regulations in the U.S.A. were trying to remove.
