You may have to be open buying several units in more than one market in order to deploy all of your capital and avoid getting taxed. 

Great cashflow and pretty stable.Investing in a syndication as an LP might be good option as well..If you're going to deploy 500K on your own, you have to become very knowledgeable in RE first.

I am looking to deploy my cash into a multi family property that has great cash flow.

At the moment, I am not buying in Cleveland because we have deployed a lot of capital in stabilizing our multi family assets but I still think there is abundant opportunity in Cleveland.

Other tools in the box is your knowledge, experience, capital on hand, literal tools/equipment you own, etc.You then need a project in which you can deploy the tools - aka the deal.If you can find a deal, the money will be easy.

I would like to deploy some money into Multi family 10 to 50 units in the next couple of years.

It's not that the technology isn't available, it's that someone wants to get paid for developing, maintaining and deploying that technology.
