It can be highly profitable to be a bit crazy...We did a mold house recently that looked similar, my mold quote was 20,000, demo remediation and clearance testing.

the 2 year rule will NOT restart, as your address stays the same, if i understand your post right.So your thinking of spending $600k, ( for 3000 sf), a year building out a new home, plus demo costs, hold costs, alternative living arangements etc, plus the risk of where the market will be 18 months from now?

I did a lot of the demo myself (along with family) What was the outcome?

Thing is, I don't want to do anything to the land right now other than demo the house and fence the lot for later until I'm ready to build town homes a few years down the road.

I owe $40k at 13% and a $7k demo lien the city isn’t calling due.  

We're really interesting in buying a cheap property to demo and spec build on the lot. 

Started demo of the basement ceiling drywall, first place I went was to where the water damage was, pulled down the drywall, and sawdust and little white worms rained down upon me!  

I am looking to build from ground up or purchase a property that needs complete rehab or demo and rebuild in areas of downtown Indianapolis where we are seeing an enormous amount of redevelopment or new development.
