Investment Info:

Single-family residence fix & flip investment in Muhlenberg Township.

Purchase price: $63,000
Cash invested: $37,000
Sale price: $182,500

This was my first flip. Found "driving for dollars", sent a letter and got the deal!

What made you interested in investing in this type of deal?

The house was in the family for many years and was well taken care of.

How did you find this deal and how did you negotiate it?

Driving for dollars. The seller made negotiating very easy. She was very motivated.

How did you finance this deal?

Private Lender

How did you add value to the deal?

I did a lot of the demo myself (along with family)

What was the outcome?

The deal was a great experience especially for my first deal. There were not too many surprises that we had to face and we all made out pretty well.

Lessons learned? Challenges?

Just throw it away! (or donate) This house was FULL of stuff which I thought I could also make a profit on. Turned out, it costed me more money from the time it took to get rid of the items then what I actually made on them.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am an agent so I listed the property myself.
