I think a majority of it is coming from having an architect involved in the project as we are removing some interior walls.- I thought this number was a little high as well.

@Brandon Smart I'm obviously a little biased but I would talk to a local architect.

If those check out, time to start chatting with an architect to see if/how you can change this thing into a 4 plex and start to put together some numbers.

Architect says to budget 10-15k.
