@James Ritter its a west coast history item.. but think of the gold rush's in the mid 1800's in CA and other western states.. who made the money.. it was not the miners it was those that supplied the pots and pans... :)And it think whats happening is a trend .. one you have so Much information on TV about getting rich in RE.. you have this phenom called BP with its 350k readers and the next thing you know you have all sorts of folks who think RE is the way to get rich easily and quickly and then they start reading ..

@Frank Iglesias and the marketing companies that sell all these newbies the materials to try to get into wholesale love it.. remember its was the one's who sold the pots and pans to the gold miners that made the millions...

Obviously we do not want C or D class properties because those do not pan out well longterm.2) It's hard to get both cashflow and appreciation, and so focusing on the outer skirts of Charlotte will yield the best results for both worlds. 3) A lot of it depends on the financing too, so working with a broker who can show you options for financing will help as well.
