If the seller can find the buyer and both agree on the price and neither side is scamming the other and the title isn't encumbered by nasty mechanics liens and the mortgage company isn't being a pain in the you know what on the buyer's side and there are no zoning issues and there's no radon gas and the seller hasn't been cooking meth in the basement and there is no mold and there aren't any non-permitted modifications to the house that can come around and bite the buyer, and both know how to draw up, read, and understand the contract, no need for an agent at all.
