There is a collaborative program between HUD and Va (aka HuD Vash) which through housing authorities provides rental assistance vouchers for those who qualify.

Your codes dept can help with the permits and requirements (insulation, drywall, doors, closets, wiring, window size and heights, including if you need a licensed contractor, professional drawings, the inspections, etc).Keep in mind, if the tenant doesn't have the required number of dependents to get a 4 bdr voucher, adding a bdrm will just cost you money up front and on taxes, but not get you more from the S8 office.

She is on a HUD voucher, rarely calls, very nice and is timely about her paperwork.

She will lose her voucher if she gets evicted.  

If there are tenants receiving a subsidy I would notify the voucher disburser of the violation.

Just work with the case worker of the tenant call section 8 and find out who the case worker is for the tenant is , get their email and phone number , they will help resolve the issue , know that some of the section 8 programs are pretty tough on tenants they may end up loosing the voucher if they don't comply with certain rules.

If we were in a normal world I'd say maybe some paid meal vouchers at a local really popular restaurant/brewery, all the way up to some weekend trip or day thing somewhere.

One of my long term tenants just got a section 8 voucher and asking to accept her 1BR HUD voucher to rent one bedroom in 3 BR house.

Does that mean if the tenant was paying with a sec8 voucher?
