You can't say I don't take people with violent felonies in a MF? 

Based on this guy's violent past, I'm guessing you don't want to make him angry.I would probably wait to see if he manages to get out and pay June rent.

Because 18-year-olds (and younger) can certainly commit violent felonies, yet still get off on probation or a short jail term. 

Some areas have a lot of property crime, violent crime, etc.

I'll use Spotcrime to see if there are any violent crimes ON the property itself.

It sounds like an open invitation for us to buy a few adjacent properties near these decision makers and open halfway houses for sex offenders, violent criminals, and maybe throw in a few crack heads for good measure. 

Case in point, Violent crime has dropped by nearly 50% on a per capita basis over the last 35 years and it bounces around at this new, historical low, up and down slightly each year.
