You can probably get a whole new HVAC system (furnace, compressor, coil) for $3200-3700 for this house.TOTAL = $29,550You're still missing a lot of things in this estimate.For example:- Demo labor- Dumpsters- Sheetrock Installation and Repairs- Bathtubs, Showers- Rough Electrical and Plumbing Work- Finish Trim (Baseboards, Shoemolding, Casing, etc)- Roof, Siding, Gutter Repairs- CleaningAfter I get this number, I add 10-12% to it.

And if it fails, give yourself enough time to get a new system priced out, don't just guestimate it yourself.It's possible that this property is being sold by an investor who got the demo done and then found out what the septic was going to cost.

My buyer, a rehabber/builder and landlord in the area was already at the property before 8 am this morning with the county inspector, doing a walk through to assess a rebuild versus demo (he's going to demo it).

Do any of the properties have a view.Example with the houses someone could demo the house and rebuild to take advantage of the view.The 5 unit maybe it could be scraped and a higher density could be built on the land (more stories or spread out more).Mike you need a broker with a land development and income background to help you figure out the highest and best use for holding the current property,changing the current property,or selling the current property.
