I would include a limit in the amount you are willing to cover (I think it can be a fairly high limit), but that way you protect yourself from someone running up the bill unreasonably and it encourages conscientious environmental practices.

For real estate, saving to get the down payment ready will be the first hurdle.

Acquiring land seems to be the biggest hurdle for many spec home builders.

I did Personal Training for a number of years and found that the largest hurdle for people was their inability to pick a time for themselves and stick to it.

I would say that a 1.20x DSCR ratio minimum for BRRRR is a bit high - plenty of options out there that wouldn't require such a hurdle

The only way we would buy property in a flood zone, and we have, once, is if it's cheap enough that we can pay off the loan if insurance rates get unreasonable (which they did). 

Markets are efficient and investors/buyers/sellers will just find a different way to reach their transaction hurdles.

Sometimes it's hard to find good plumbers, and if you've already talked with the owner and they didn't compensate you or lower the cost, to me, that seems unreasonable.

Our biggest hurdle right now is building a relationship with the right agent and getting deals put in front of us consistently.
