I do like the idea that my mortage rates are fixed for 30 years at 5% if i were to rent out my Chicago property, but feel uneasy becoming a out-of-state land lord for two properties.

If a seller is uneasy thinking a CFD is easy for them, educate them (careful, if you know more than they do in some deals they won't sell to you, good indication of a scammer, BTW) you can agree in the note to higher initial payments to acquire more equity giving the seller enough to pay for those foreclosure costs that are never going to happen.

In our area, either the recipient pays 30% of the monthly rent OR they simply receive a voucher for a rent amount and HUD pays the entire amount.For tenants paying 30% of the rent, I need 3-4x their portion of the rent each month in income.But 100% voucher tenants often don't have employment.I'm more uneasy about renting to full voucher applicants BUT...I'm sure they already have a hard enough time finding places to rent as it is, and I'd like to be the sort of landlord who gives people a chance when others won't.

But honestly I don’t know much about syndication besides what my lawyers taught me..yet I already did one, and this contribute to my uncomfortable unconfident feeling.not sure if anything above makes sense…I really felt it’s either dumb luck or its too good to be true and there’s a catch I didn’t know about, and this made me feeling very uneasy about the whole thing.
