The voucher is the most that Sec8 will pay for that person’s rent regardless of where they rent.  2) The second part of the Sec8 equation is the market rates for specific neighborhood’s and property types (SFR vs apartment, # bedrooms, # baths, utilities included vs paid by tenant, etc).

I was asking with the assumption that I can at least manage the property myself, but based on the documentation they provided it seems like not if I don't have a broker license myself... 

What type of properties are you interested in, SF, 2-4 MF, or 5+ MF?

Of course you don't want to over pay for land, but site conditions and construction type will dictate costs....is there underpinning?

I personally do three types of lease options.

I suspect there's lots of inventory, particularly for new folks coming into the area that find the real estate prices are much better than where they came from.Do you have a type of house you like to target?

@Matt Weddon, I try not to even think about those types of things UNLESS there is objective documentation or they admit to doing something specific.
