@Marcus Maloney @Brian Gibbons is not as attractive as me but he's forgotten more than I know....You talk about wholesaling a LO...but then you come in with the owner's financial data....I think you need to get a clear understanding of what you are wanting to do...Are you wanting to tie these up then ASSIGN a contract?

Hi Lakisha,I haven't ever done a long distance L/O, but I was wondering would it be helpful for you to use a Realtor on the other end to help show and sell the property and could you use a joint venture agreement between you and the other person on the other end?

You go in, take over the payments, then sell it on a wrap (or land contract, L/O, whatever) at 7% owner financed and keep the 4% ($4k/yr) difference in interest.

Good morning all, A local experienced investor recorded a seminar where he vigorously asserts that a Contract Sale are a much less risky and more fairer to both TB and Seller than Lease Options (he states that LO transactions fail 95% of the time resulted in the TB not closing on the property).Are Contract Sales the same as a Land Contract?

I use the same lease on my L/O's as I do my rentals (did anyway, when I did them), and then just drew up a one page option agreement.When I bought with owner financing I just did a note and mortgage to the seller.
