Avg annual rent increases are between 3-4% and an increasing rental market will follow along the same trajectory as an appreciating market. 

Now, not everyone can start as a cash buyer, so using a rental arbitrage strategy to accelerate one’s trajectory to that point holds merit in my opinion.

And do the comps indicate rents are on an upward trajectory. 

Central Indiana is at the front end of a very steep trajectory. $15B of major projects have broken ground in the last couple months.

Doing, for me anyway, has meant that owning the RE in the LLCs has followed a rather predictable trajectory in terms of cost and benefit. 

That’s my perspective but who really knows how this will all play out. if inventory is high you should expect to drop more.In our market we continue 2022 uptrend trajectory because there's no inventory. the inventory is really the key above the interest rate,etc.

That is great IMO, and an extra 3k a month would change my entire financial trajectory.

But if the economy really does tank, and the demographics of the property don't continue on their current trajectory, and rates/move-ins really dive, then even our conservative projections could be well short of how the property performs.
