Is there a lot of visibility from the road, high traffic counts, great access in and out, plenty of parking or if urban core high walkability score?

Sounds like you aren't having trouble getting traffic, though.  

The 4-plex is on a corner lot of a moderate traffic intersection.

I'll see if I can round up some local recommendations for a mortgage broker and see what they have to say.Its not as rural around here as it used to be - its all subdivisions and commercial development everywhere ... though the traffic still doesn't hold a candle to the traffic in DC :)Thanks,Amy

I usually get in town at around 4PM to beat the rush hour traffic and I grab a coffee and beignets at Cafe Du Monde on Veterans. 

House was next poorly maintained yard and close to heavy traffic road4. 

The building is in a c-d neighborhood, although the street it is on is better than the other blocks due to less traffic. 

As you point out, the amount of money I'd need to invest to drive the sort of traffic the OTAs provide far exceeds their 3% cut.  

If the number is positive, and there are a number of them in a congested area, you found a micro-market for that "exit".
