Long story short, terrible PM, 3 bad tenants back to back and a lawsuit.

I just yesterday spoke with an investor here on BP who was about to close on a duplex in N Collinwood for 140k PLUS 30K in reno, TERRIBLE.

Many people have had bad terrible experiences in the past, and with the direction Airbnb is going I don't think its a great idea to rely on them. 

That script is terrible.

Our crappy old walls would look terrible in SG.

There are some great areas and some terrible areas, and sometimes they are right next to each other.

Some of the usual reasons why people would sell to these companies: If there is money owed on the house, the house is in terrible shape, you don't feel like dealing with selling it, or you don't want to pay realtor commissions.

So we went down a bit but never "crashed"2020-2022 was pretty nuts but not super crazy compared to 2018-2019 as most offers have been over asking price the first weekend since 2018May 2022 it dropped off a cliff though and 2023 was terrible in terms of inventory. 

A good broker will make sure the chain links stay together and strengthen any weak spots along the way, a bad broker will look for someone else to QB the thing and wait on their check.Nightmare closings do happen and they happen everywhere because it can be a title issue, it can be insurance, it can be a terrible team from the lender, your broker can be bad, and all of the above. 

I don't have terrible credit its comimg up amd innthe 600s i just know it will be a Hassel.I appreciate your input greatly
