Also, I like Fishman's Tax Deduction Guide for Landlords by Nolo  (mentioned more in the tax/law section of BP) as this summarizes most of the relevant IRS regs and rules in a readable way.

But after 3 pages, I figure no one would want to read that much and it would just come across as whining.So, I’ll try to summarize (there’s MUCH more):I purchased 2 renovated turnkey houses from AHA in 2019 and so far, I’m out an estimated $9000 in repairs/CapEx with $3000 to $5000 additional expected.

How much are a new tub, toilet, flooring, drywall, plumbing etc and figure out how many man hours it takes to do the job reasonably and what the average wage is going for and summarize.

I will say this upfront I'm going to summarize the deal in many areas instead of providing the full story just to cut back on a long read. 

So to summarize have your contract already written and present it on the spot and go for a signature.. all they can do is say NO.. this is how one of my bid west coast vendors does it..
