Seriously, how can people rent out old, disgusting places where updates haven’t been made in DECADES, gross beds and stained lazy boy sofas from 20 years ago etc.

If you do decide to clean yourself, make sure you pre-treat stains the correct way.

Maybe lightly stage the kitchen with some colorful accessories, touch up the chipped/stained looking paint on the cabinets.

I made the property more visually appealing by changing lights fixtures, painting, removed carpeting and staining wood floors.

We sprayed the ammonia solution on the walls and then washed them down thoroughly to remove the stains and smell (this took multiple passes).

Will save some heartache from when the 1982 ford causes oil stains all over. 

Would placing LVP be considered as an improvement or I can claim it as a repair when replacing very gross, stained, smelly carpet with holes in it and a rough subfloor (not possible to refinish)?
