As a builder/investor myself some of your estimates seemed a little off to me, but those can be very market specific so its hard to say. 

I have had two amazing mentors in very specific niches, but they retired.

But before I even get into identifying specific properties, I need to first get smarter about some of the other things I put in my post. 

If I ever have specific questions, I look through google and then use the BP forums as another source.

Paid platforms often offer additional features like market analytics, off-market property leads, and filters for investor-specific criteria, giving them a leg up over free options.Exactly, most platforms have to offset cost somewhere because of how expensive it is to keep the data up to date.

Responses like this are good for me because I am pretty uneducated on things like specific loans or qualifying requirements.

I'm specifically referring to PadSplit, a rent-by-the-room company/platform that operates in those respective areas.

If anyone who professes to teach you something about real estate cannot or will not identify 10-20 specific, verifiable addresses they currently own and rent out, or have flipped, or optioned away or syndicated or whatever, they do not deserve any of your money. 

That said, there are alternative ways to meet the requirements, and with proper planning, you might not need to rely on these specific tests if most or all of the participation comes from you during the first year.
