I think a suit could be intimidating to some tenants whereas a t-shirt and dirty jeans will send a different signal that you are the handyman.

Human kind has not solved this issue so an average landlord usually has no chance ( and it sounds like you have a lot of this type of conflict; in fact, that the same living arrangement is suddenly problematic signals a breakdown on the personal level)....

Our attorney created a partnership agreement for our LLC with my daughter and I as partners (with me as managing partner - giving me the authority to sign all of the documents for the LLC).I usually do most of my real estate deals with my partner Jason, but this one didn't have as much cash flow to fit our numbers with regards to monthly cash flow but it has good potential for capital gains on a lease option.

If they keep monthly dues arbitrarily low and not building reserves it usually signals that the HOA is going to special assess every needed repair to common area i.e. siding, roofs, paint etc.Also determine whether they pay water as that can get extremely expensive if hot water is included as many HOA's in large buildings.

Talking to the employees, I constantly hear of everything from technical analysts that lost their jobs and can't get a new one because they used to be paid too much (plumbing department at Belleview and Federal) to folks that are excited to start a part time job at Safeway because they can't make ends meet on their Home Depot wages (this evening's cashier at Santa Fe and I-25).Where is this job growth you speak of because after over 25 years of living here, I'm seeing some pretty negative signals here on the Front Range and would love to hear the positive?
