I don't know anything about the New Jersey markets but "cash flow" and Bergen County, New Jersey (or Los Angeles, San Francisco, New York City, etc.) probably don't go in the same sentence very often.

The way that sentence should have read is like this: “They end up paying their mortgage for 3 months before selling the home, which amounts to $3,399 (8 percent of $170,000 = $1,133 x 3 months).”If you notice, this revised interest would then match up to the screenshot you included from the hard money loan calculator.

With that being said, depending on the market and scope of work, a lender may be willing to stretch the parameters for you but they will want to see the team you have in place as well as some ability to debt service the loan.Now to your first sentence in your question, most hard money lenders will not extend you a loan if you are going to be living in the property.
