A regular camera will monitor more of an area, but it is nice to have the doorbell version so if the house is empty and someone rings the doorbell, you are notified and can talk to them through it. 

My current credit score is ~770 4.

Of course you get the basics but if you want to full version of the tool it $50.00 bucks per mo. extra and you need to buy credits for things like skip tracing.To be honest I've learned so much more right here through Bigger Pockets, and I believe  you can find a mentor on here or someone that would be willing to help you out right here. 

I have spent countless hours trying to figure out how to buy properties with no income, no down payment, and a 700+ credit score from a student credit card with $10 payments on time.

Or do you have one flat rate so long as the paw score isn't 0?

Maintain a good credit score, budget, and stay informed about market trends.

With really bad credit I do require (in addition to first month and security deposit) 1/2 to a full last month's rent and/or a good honestrenter.com score.
