If you, or your tenants, are concerned about cold feet, put down an area rug (they can be removed easily and cleaned or discarded) or buy a pair of slippers.

This is why, and we've both been commenting on this lately, we see people jumping after these C and D properties with 'huge' cash flow and not seeing the rug being pulled out from under them.

Hi @Martin Harris,You could do your hardwoods and use large rugs for the time you are in it with your dogs (Even cutting up the current carpet if you were really in a pinch).

Take it off the market, even though it sounds like it never truly made it to market, fix up the curb appeal, plant some flowers and sod, put some throw rugs on the interior to accentuate particular spaces, and make sure to get rid of the agent who is "helping" you.

My tenant called me last night and said as she was vacuuming and she pulled up the rug and noticed there was mold on the bottom of the rug and on the carpet under the rug.

We just put in engineered floors in the first level (living) and they said they will put their oriental and another rug by the front door.

Also, some nice looking rugs can help protect it and still allow the hardwood floor look to impress tenants - possibly increasing the rent potential.
