I also seem to have a problems constantly with the houses, I think I have had the HVAC repair man come out at least 5 to 6 times and just this morning I had a $524 bill for a pipe breaking.Don't get me wrong I think the Property management team is great.

Then I meet the sink repair man.

Do you have repairman lined up that are dependable?

They oversee the repairs and call the repairman as part of their 8% fee that you pay every month.

Picture a tenant with their ceiling caved in, calls the city to get code enforcement to harass you about that repair, you finally find someone who can do the work and is willing to show up and then the tenant refuses access to the repair man.

I’m aware these will go up if I buy as I’d prefer to run it as a business w onsite manager, repairman, etc.At 10 CAP, current park valuation is ~$850k @ 30% expenses + 8 POHs @ $10k ea, total value is $900ish.

They are only going to send out a repairman after the item is broke .

Currently The owner (myself), my property manager, the city administrators office (to read water meters), and my repairman have a key to this location.

One repair man--out of 3--said it would be.

Be sure to get a reputable repairman to do the work.
