I replaced the flooring, appliances, plumbing fixtures, lighting, re-textured the walls and ceilings and repainted.

(I have repainted the green decking to grey). 

Rehabbed the kitchen: tore out all upper cabinets, cleaned up some mold, repainted the walls/scraped the popcorn ceiling, put in faux shiplap (8in plywood strips), hung up open shelves, installed new light fixtures, painted inside and outside of under the counter cabinets (dark Blue), replaced drawers, added new stainless steel cabinet/drawer handles, tore down non-load bearing wall, replaced tiles, re-routed light switch, and painted window panes.

College kids are notorious for not taking care of the place they live and you'll often have to repaint or something similar after every tenant. 

Exterior Paint (White trim must be repainted, stucco is in okay condition with micro cracks) - New exterior paint with trim costs $3,100, trim only costs $2,100I have a limited budget on fixing the house before putting it on market.

Unless your HOA is going to replace the flooring and repaint the walls, budget for it yourself.Updates (5%) as a set aside. 

Hi Everyone, I had a section-8 inspection recently and I was told that there are several windows with chipped paint and it needs to scraped and repainted to pass the inspection.

Added crown moulding, repainted porch, changed skylight, re-mortared foundation.

I will also add i never ask for anything and i have replaced floors, repainted, fuxed things and because he never cleans gutters water leaks through walls causing mold and mildew rotting wood sills.
