Are you able to hold yourself accountable for the most part? 

After 45 + years as a real estate investor, broker, lender, fund manager and syndicator, I’ve become aware that the “dream” of many investors and investor “hopefuls” is to be able to generate enough cash flow to live off their real estate holdings and accumulate enough wealth to make “work” optional.

If you’re working on a long-term hold, DSCR loans or other commercial loans may be better for you.

I think I'll hold off on any courses and just learn more from doing and the BP community.

My inclination is to suggest paying back the PML 70% of the land proceeds (presumably $168K) at that closing and then hold the remaining loan until I sell the house.

Then once it's acquired and/or fixed up you could shop around for long term financing if planning on holding the property rather than flipping it. 

Can you hold them in a crisis?

Ideally, I would like to use the buy and hold strategy, with a 50k budget to get started.
