Still have to do craigslist manually though :(Buildium also replaces Quickbooks with a very decent bookkeeping system and fairly robust reporting capabilities.As far as the rent collection, the tenants can set it up be a one-time payment or to recur monthly, weekly, bi-weekly, etc.

Within all of those categories of NOI, there are different ways to calculate it: Off of the purchase price only with recurring capX above the line (in other words, subtracted from NOI), off of the purchase price only with recurring capX below the line (in other words, subtracted from cash flow but not from NOI), All-In which means purchase price plus costs of upfront capital improvements with recurring capX either above or below the line.

You can use the app layout on the phone to keep it streamlined, or you can switch to the full version and do basically everything you could do if you were in your office at your computer. 8) There are plenty of other helpful features that are shared with their competition but definitely function well in Buildium (tenant portal, tasks and to-do tracking, recurring transactions, rental ad posting, appliance warranty tracking, etc, etc).Overall, I am extremely pleased with my choice.

I have a contractor in Redlands I use; however, he isn't as reliable as he started out and needs to manage his time and people better.It's a recurring tread with trying to get contractors to the rehab, project site, or any location.
