With insurance companies canceling policies and raising rates has anyone uncovered a way to self insure rental properties?  

Chicago is a lower appreciation market but with the trends we've been seeing with increased rates of hurricanes on the east coast and fires in the west, I do think long-term we will see some migration to the Midwest.

Congrats on your success so far.Some random thoughts for you:- It might be difficult to tap the equity in the rental at this time given the current state of interest rates. 

The lower rate or longer term can also make the payment more affordable. 

Another option is to estimate value based on potential income and market cap rates, which can give you an investor’s perspective.

Also the hit rate per property is really low.

They are short term loans, usually 6-12 months, high rate, interest only payments. 

Oakland has some ambitious plans to improve the city, and as rate improves, I firmly believe certain parts of Oakland will recover faster than others.

The only issue is the interest rate is 7.125%.

A 4 bedroom would have you competing with larger condos or townhouses with pools, a much lower rate of return.
