Unfortunately a lot of times we have found tenants speaking bad on PM no matter what happens but still trying to improve that I am not aware of your individual situation so cannot speak on it yet.

It sounds like the Title Co. was not aware that the tenant prepaid rent and just prorated the current rent for the month of closing, so agree if they had no knowledge of it, would not have ever gone on the settlement statement as a credit to the buyer and they likely will not do anything post closing to help obtain those funds. 

I have been cautious about raising rents as I try to maintain goodwill with the tenants.

Unfortunately, I ran into the same problem and then the also raised prices multiple times and it's no longer free after 14 months.
