Yes, checkbook access is nice to have, but having the proverbial "lid off of the cookie jar" is often too big a risk for new investors to have the temptation to use their checkbook access for things that they shouldn't be doing or using it for.

@Greg Smith, normally I would agree with you, but the only touch up paint needed was in four small quart containers as they had just repainted everything.

I quart of paint and a paint brush or a few cans of spray paint and something to mask off areas would be all that is needed.

It is worth sacrificing a couple of good soldiers, especially compared with the cost and labor of all new cabinets.It is a low cost project, one quart of polyshades (maybe 12-15 bucks) and a couple of really good brushes and some ordinary scotch brites kitchen sponges (which Costco sells in bulk).

It is very hard to read the label from inside the jar, so getting a third party to point out things that you have just gotten used is important/ (I am a trained home inspector and I still would choose to hire a home inspector)The next thing you should do is spend a little bit of money getting a consultation with a staging company.
