BTW a "good title search" is worth the paper it is printed on (or perhaps the cost of the search as max liability) without a title policy.The basic sentiment of this thread is for the rest of us who aren't sitting on $5mm cash and can't afford to or don't wish to self-insure.

Your notice should have every tenant's name plus "AND ALL OTHER OCCUPANTS", the date of the notice, the date it is posted, the date it will be mailed, the property address, that you are giving a 60 day notice to terminate their tenancy/non-renew their lease agreement and have the landlord's printed name and signature.

Definitely be careful, as most nationwide brokers will incorrectly rate you for traditional property management insurance, which almost always applies to LTRs and specifically excludes STRs in the fine print

I agree with many others who have said they love the concept, but unless the data has a high degree of accuracy & integrity, it isn't worth the "paper" it's printed on.
