Reason is a Heloc generally carries a higher rate on a shorter term and "Can Never" be used as an "Asset, or for PITI reserves" which are both required when you buy an investment property. 

So thanks to the people that helped me adjust my mindset in literally one day of interacting on here.I went into my Followed Forums and removed Starting Out and Wholesaling from that preference.

These loans are short-term, asset-based, and designed for situations like yours.

It would leave your net worth really skewed into one asset and class of asset.

As far as some other comments about like kind etc, you can sell this SFR and then buy a warehouse, or vacant land or even exchange into a DST there are many other assets that are considered 'like kind'.
