Believe it our not, we still have a lot of success with Craig's list, though not sure if it'll work with newer build assets.I would try to build relationships with businesses that your residents use, such as pet stores, restaurants, dry cleaners, etc.

The real problem is that the vast number of beginning investors never bother to learn their state landlord tenant codes before they invest.This is my pet peeve with new investors...trying to operate a business requiring knowing the law without having the desire to learn.They should never be allowed near tenants, they need a PM.On the other hand responsible investors that learn the laws first I would strongly advise self managing.

Then charge her pet fees, pet rent, additional deposit and additional rent for the extra people and demand a 2 year or longer lease.Then you can get them a second room and find a place that allows dogs.Red roof Inn is cheap.Maybe just do a couple nights while the bathroom is being redone and have contractor work around them for the other stuff Tell the contractor you'll give him a bonus if he can work longer days and finish sooner.

One other MA change on the health care side is they have lowered lead levels of children on which action from the state will be taken in MA so more people with see health department intervention earlier that has it upsides.
