Unless you are unknowledgable, my bet is you could make more from rent than sale, and still have the benefits of owning the original home while you go do something else.The 25K you have left in property will be netting you(gross) of $350 mo or 4200 per year.

For my own personal goal reasons, I am going to still with searching for a lender who will be open to it.

But I am back to using our own money and not bank lines of credit as those guidance lines can be gotten but I dont need them anymore.

Own 10 rentals in Columbus Ohio and building another 21 new build single family houses in Florida that will be a clean BRRRR that will be free and clear.

Having a real estate license, I would credit the commission payed out I would receive for being my own agent towards closing costs for the new property.

Realistically speaking, except in very rare cases, I think it’s all about pictures pictures picturesMost people aren’t gonna have success  starting their own booking website or running targeted ads or creating some amazing Instagram account.

I am eyeing up a property I want to buy that costs much more than usual so my plan was to use a hard money loan to purchase, and rehab it with my own money, then sell. 

Again I am not advocating for this company and each person needs to do their own DD, all I am saying is I appreciated someone seeing something, calling me on it and having a conversation about it. if @Cheryl Abram  lost 100% of her investment then these must not be first position loans.. as even if a rehab fix and flip fails you still have SOME value in the assset its not nothing.

Together, the property nets us roughly $1,400/month after expenses.Equity Split: My partner owns 60%, and I own 40%.I'm exploring ways to take out my equity without disrupting this deal, as I feel this isn't the best financial decision for me right now.
