I am looking at a fourplex development, Hunters Ranch Estates (Invest 5S Developer) 1 mile west of highway 210 and 3 miles north of highway 90.

I've looked at TN briefly in the past and I didn't dig deep enough to see how the bids are applied to the other outstanding taxes.

There is a shell of a garage in the back and it’s quite close to a main highway. 

I challenge you to find a single reputable source that shows San Diego residential RE has not produced outstanding ROI.  

You also make no mention of dividend payments in non-direct recognition policies that increase cash value over time regardless of the policy loans outstanding. 

Purchase price: $915,000 VA purchase, sfh, 1st floor fully remodeled for sale, incentives in purchase - 15k cash credit (paid warranty policy, outstanding HELOC, loan fees).

I’m not sure how familiar you are with Portsmouth but there’s a 7-11 on the corner of elm ave and George Washington highway near the shipyard and I was a short walk from there, so I’m definitely familiar with both the bad and the good of Portsmouth lol.

When deciding whether to sell the rental property or buy out your partners, consider factors such as the current market value of the property, any outstanding mortgage or debts on the property, the potential for appreciation in the future, and the rental income generated by the property.Calculate the amount you would need to buy out your partners and compare it to the potential profit you could make by selling the property.

If you're going to be walking along the edge of a highway, past a bunch of parking lots, and then through a neighborhood without any amenities then it might be less safe at night.
