I have read up on some of the process on the county website as far as a 14-day notice and they have a little bit of an outline of the timeline would like to talk to somebody that's more familiar with the process.This would be for non-payment of rent on a month to month lease that went month to month after the year-long lease expired.

Then once the lease is signed and first month rent and security collected they turn everything over to you for management (this is also outlined in the lease agreement)

This family is currently searching for a home, and our agent, who also represents them, has generously offered to waive any commission for connecting us.After outlining our standard tenant qualifications—which encompass application requirements, income verification, rental history, credit score, background checks, a non-smoker policy, occupancy guidelines, pet policy, application fees, and move-in costs—our agent indicated that the extensive discussions and adherence to these requirements "equals a full commission of one month's rent."

The PHA will also conduct their own background check on the tenant.Sign a lease and contract: If you approve a Section 8 tenant, you'll sign a lease agreement with them as well as a separate contract with the PHA outlining the terms of the voucher payments.

It's all in how you outline the hurdles to the owner, have a couple prices on costs (that way you're no longer talking subjectively), and make it clear that ANY buyer will have to do this as well while treating the owner with respect and building a relationship.

It may also be beneficial to require a co-signer for the lease, especially if the tenants are college students with limited credit history.When writing up the lease, clearly outline the rules and expectations for the property, including noise levels, guest policies, and maintenance responsibilities.

I am also writing an addendum to attach to the lease that outlines the company is responsible for all costs associated with the lease (utilities, rent, etc) as well as liable for any costs of damages or lease violation fees.
