I do single family "off market" that I take over with owner financing, subject to, wraps and lease options.

I use a spreadsheet I developed to determine my entry costs, carrying costs, cash flow, tax write offs, appreciation and exit costs.

Nothing about this part of what the lender said sounds off.  

There are definitely areas where you could repeat a similar strategy but with even better cash flow.If you’re ever looking at growing your portfolio elsewhere, I come across off-market deals that could align with what you’re looking for.

To be clear, you are not paying off the 80K mortgage.

Very unlikely unless you find a private lender/individual to do this as a one-off.
