Also just replaced carpet and painted the walls because there was water intrusion from heavy rainfall.

Each year at renewal we ask them what we can do to make their place better, maybe painting a room, installing a new fan,  .. anything up to $200,  so they tell us what they want, and it's fully tax deductible.

Hi folks, this has been all over the news and social media so I hope it's not a surprise to anyone but I just wanted to cover all the bases.Due to legislation spearheaded by the RI attorney general earlier this year, there is a new RI rental registry in place that requires all rental unit owners (even short term rentals) to register every rental property and rental unit in the state of RI, by October 1, 2024.The website is www.rentalregistry.ri.gov and you will also need to upload a current lead certificate ("Certificate of Lead Conformance") for each rental unit.The demand is so high that lead inspectors are currently booked out into November and December, so I hope you already have lead paint certs for all your units.

I will need to pay out of pocket for visible items like paint, the shower, toilet, vanity, kitchen cabinets, wardrobe, and so on.

Usually people with good credit, income, can get funding for light, cosmetic rehabs (kitchens, baths, paint, landscape).

Enhancing the exterior with fresh paint, landscaping, new siding, or an upgraded front door can create a strong first impression.

Here's kinda what I have: (I usually really front load properties with alot of repairs and painting so that it pushes alot off into the future)+ Gross rent- property management 10%- vacancy rate 5%- cap ex savings (250/ month?)

I learned how to handle minor house projects while husband was working, saved tons off hiring people for minor but labor intensive projects like painting, window screening, changing locks, etc.

Even modest upgrades (kitchen, bathroom, fresh paint) can make a big difference without requiring a major financial investment.
