I started my own property management company to mange our investments and used my real estate license to buy our properties.  

I self mange my units, which helps.

@Rich Ng my current plan was to start buying multi-families in the south coast area starting with an FHA loan.

If you need a "green" solution, maybe a tankless on demand model if you have NG.

This is where you need to micro mange.
