As a newbie investor this is a horrible first experience.

On a single SF investment many newbies use a spreadsheet, which is fine and containable. 

I personally feel off market is not usually a good choice for a newbie. - avoiding lower class is important but even more so OOS.  

It is our best interest to help support the investor to be successful -- we are not here to sell 1 deal and be done, actually in many instances we've helped newbie investors become full-timers.
