I typically lend on fix n flips and BRRRR projects, quick turnaround on my money less than 12 months is the goal.

Unless you're renting to people who cram dozens of people into every corner and share beds, etc....I would go high class and do (2) 10 x 12's, that's only 240 SF and leaves you 300 SF for living/kitchen....do a Jack n jill bathroom between the bedrooms...

The highest price was $195,000 (1358 Telham Court) and the lowest price was $13,700 (205 N Warren Avenue). 

You have to realize look up comps for anywhere n 2nst and poplar st 19123 or 636 n 3rd st, phila 19123....Its the location and city view that is the reason for the high sale price.

From what Ii understand brokers pass deals along to past client they know can close a deal and when it hits the market its almost like a graveyard...I think for myself I'd be better off closing a deal with a mom-n-pop type owner and hopefully seller-finance an older property with some value-add to force appreciation.I appreciate your response, do you have any feedback on this?
