My broker has it structured where they aren't required to have MLS access or NAR membership, so their fees are quite a bit lower than a traditional Realtor.

I believe the NAR requires that an agent disclose these defects even if their seller requests them not to.

Of course, there are desk fees, MLS fees, NAR fees, etc, but they can be pretty minimal as well if you're generating lots of transactions.
