I assume you know at this point but in general, the goal is the screen for a very good tenant and keep them there as long as possible.

However, I think there are some nuances to consider, especially for those still interested in STRs or real estate in general.1.

Generally as a new fix and flip investor you would want to target cosmetic projects that do not require an extensive rehab budget.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

Hey @Trevor McCormick (and @Fab Ragh) - as many have stated, Kissimmee and the Orlando market in general are extremely competitive.

You're feeding 2 dogs with one biscuit by taking care of your living expenses and generating rental income at the same time, and by living in the house and keeping it to 4, you generally get exemptions on things that might bother you to live with (IE you can choose whomever you want as your tenants without running afoul of fair housing laws).

But I am in FL, and Im sure that scares others, but I am not just talking about natural disasters - just general over-regulation. 

Generally the more it costs the more it takes.

However, it's important to avoid generalizations.

Usually will work in GA, NC, OH, TX or FL areas.I am always willing to take advice from experienced investors on topics I may be unsure of and I am also able to provide my own perspective on topics I've studied, have been through or just my opinion in general.
