One would want to double and triple check the title company and the escrow officer NOT BY E Mail by phone and If needed you ask who their underwriter is and then call a CA title company you may know that has the same underwriter and ask them to verify this company is real.

I wouldn't likely/necessarily be mailing a lot of letters for example.But mainly, I would pay for a service that offered me the closest thing to an instant/on demand "preliminary title report" , that is something that greatly "simplified" initial research, preliminary only of course- based on apn.

She just left me a voice mail explaining she had a "great idea to run by me"- it went a little like this-"So, since I am looking for my next housing opportunity, and I just lost my job I am a little short on funds, so I had this great idea to run by you- how about I move out early, and you send me my security deposit and refund this month's rent- prorated of course!

The pro's for me were that I didn't need to chase after renters for rent because Section 8 mails it to you directly and the yearly inspections were a pro for me because I know what I need to do in the house.

@Steve Sayler in our management contract it clearly states we will not pick up rent nor accept cash payments directly.Tenants can either mail us a money order or deposit cash directly to our bank.
